Terms & Conditions

These Terms and Conditions govern the booking and allotment of residential independent floors in the project “Green Valley Homes” located at Sector-35, Sohna, Gurugram, Haryana, which is being developed by Hobby Developers LLP under the Deen Dayal Jan Awas Yojana (DDJAY) – 2016 Policy of the Government of Haryana.

1. Nature of Booking

• This application represents a request for booking of a residential independent floor in the project “Green Valley Homes”.
• Submission of an application does not grant the applicant any ownership, title, or legal interest in the property.
• The booking shall be confirmed only after issuance of an Allotment Letter by Hobby Developers LLP and execution of the Agreement for Sale / Builder Buyer Agreement along with payment of the required amount and applicable taxes.

2. Project Land, Licenses & Location

• The project is being developed on land forming part of the residential plotted colony known as Green Valley located at Sector-35, Sohna, Gurugram, Haryana.
• Hobby Developers LLP holds the development rights and ownership of the plots forming part of the project.
• The project is being developed under the provisions of the Deen Dayal Jan Awas Yojana – 2016 and subsequent amendments issued by the Government of Haryana.

3. Allotment Rights

• Upon allotment, the applicant may receive the right to use the allotted independent floor along with permitted access to designated areas such as terrace or basement where applicable.
• All such rights shall be governed strictly by the final allotment letter and the registered Agreement for Sale executed between the developer and the allottee.

4. Payments

• The total price of the independent floor shall include the Basic Sale Price (BSP) and applicable taxes such as GST.
• All payments must be made according to the payment schedule mentioned in the application form, allotment letter, or payment plan.

5. Government Policy Compliance

The project is governed by the provisions of the Deen Dayal Jan Awas Yojana – 2016 and any amendments issued by the Government of Haryana from time to time.

6. Final Agreement

All rights, obligations, and conditions related to the property shall be governed by the final registered Agreement for Sale / Builder Buyer Agreement executed between the developer and the allottee.

7. Modifications

Hobby Developers LLP reserves the right to update or modify project specifications, policies, or terms in accordance with applicable government regulations or project requirements.
